Advantages of Direct Investing

Real estate continues to be one of the most attractive investments given the general characteristics (i.e. stable cash flow, finite amountof land in designated markets and ability to create an appropriaterisk-adjusted levered return).  

ES equity differs from a private equity fund in that investors have discretion over individual assets, allowing better diversification and leverage control.

Portfolio Diversification

Direct investments should offer a higher yield and a natural hedge against inflation.

Inefficient Markets

Commercial real estate assets are not considered liquid, such as equitiesand most fixed income products, and therefore may be difficult todetermine market value since they are not actively traded and are affected by many varying factors.

The capital commitment, time allocation and expertisenecessary toinvest in ES equity opportunities presents a challenge to “retail” investors.

Real estate is an asset class driven by relationships. Forging strong, lasting personal relationships on a local level requires full dedication and commitment to unlock true value opportunities.

Jeffery C. Schneider

Principal of The Mortgage Group in Moorestown, New Jersey, a company which he established in 1998 to originate residential and commercial mortgages in NJ and PA. His company has originated in excess of 500 million since inception. His company also has bought, developed and sold numerous residential and commercial properties in NJ. He is also licensed as a real estate agent in NJ. During the past 20 years in commercial finance and real estate he has also held a position with a public mortgage REIT as a Vice President. Jeff lives in Moorestown, New Jersey with his wife and four (4) children.
